@Anthony Hosea my partner @Bill Kenny and I invest in the Berkeley County area. Mainly an annexed portion of the panhandle. It is more Maryland than West Virginia (at least REI wise).

The first thing I would do is listen to the podcasts covering wholesaling. Knowing some of the basics about your market is important, in my opinion. Find your ARV from SOLD comps (not Zestimates) and search to see what the potential sellers motivation is. Finding out what there motivation is (their problem) and ARV is the first next step. After that, you can worry about estimating the rehab. There are lots of worksheets and basics to go off of for that step.

Take them to lunch (pay for the check when it comes), have a decent idea of the area and type of property you’re looking for so you can speak like somewhat of an informed person. They are going to want to know you have money or have access to money. You can describe how you intend to finance XYZ deal and see what they think. Maybe ask if they have any banks they’d suggest you talk to. That’s a conversation and that’s how you will build trust between both of you.

Are the residents ending their lease on good terms? If so, maybe asking them if they need help getting moved out might be worthwhile. If they were good residents and moving on, I would consider having my $15/hour guy go over and help move them out faster so I could get the unit turned. Not to mention, it comes across as some customer service. If they are leaving on bad terms (I assume they aren’t since you said there was a deposit to pull from), I’d offer them $250 cash to be gone and out of there by the end of the day.
