I would agree with treating annually. However, I'm located in Central Florida. In tropical environments like Florida, from what I've read, we have a very conducive climate for multiple species of termites. FYI Termite treatment is fairly simple, purchase a termite stake kit online and have a handyman circle your property planting the stakes about ten feet apart and a couple feet from the wall. Increase the number near damp areas (e.g. HVAC drain line). Maybe even call a couple local exterminator companies and inquire about pricing... During your conversation inquire about frequency of treatments and risks to your specific area.

I would recommend listening to all the biggerpockets.com podcasts that deal with wholesaling.  Take notes, and listen to them again and again.

I fired my PM and my wife and I are going to take over running our investment properties. We own property in Orlando and Tampa area and need a solid rental lease agreement. We pretty much gathered all the other paperwork. Can anyone please direct us in the right direction? I've searched online a bit and found a variety of free templates, but is this something I need to start from scratch? We own standard 3/2/2 single family homes. Any advice would be greatly appreciated.

I don't specifically know where there's solid cash flow with financing.  Unless you put a large down payment, or buy all cash.  Without particularly knowing Kissimmee, besides driving through a few times, it does seem like an area where you could find some value add options. It's in close proximity to Orlando and I image it won't have the really high taxes I experience. At my personal residence, within Orlando limits, I pay $5k for taxes on a single family.
