If any of you guys need some help or push to get going DM me. You just need to jump in. Get a strategy and just stick with it see if it works. 


Start running deals if one stands out go look at it if you like it jump in. Don't get stuck on spreadsheets and the hundreds of gurus out there. Ask yourself whats stopping you then figure out how to overcome that.

Once you get in you will wish you would've started earlier!

The only hiccup I see is timing with planning dept. I honestly cant quote a time but my guess would be 3-6 months. The split itself just takes however long the survey company takes. Usually 30-45 days. Then its just up to house fast you can build.

You get permission from Denver to build first (bring plans engineer drawings stamps etc) Pay for permit.

Then you contact a surveyor to split the lot and create two new legal descriptions.

Contact lawyer get party wall agreement.

Sell and have title company record new legals and party wall agreement with assessors office.

@Harrison Kliegl I use Builder Trend to manage all my projects and subs its an amazing program and hands down makes life so so much easier. With that said here in Denver the winter can absolutely slow things down. For instance you can't pour concrete in freezing temps and if its snowing no chance will a roofing or siding crew be out working. Same with landscaping. 

In our contracts we talk about penalizations for running past deadlines of $X amount per day or week. We always give leniency in the timeline so they have plenty of time to complete projects as long as they're on task and showing up. Again Builder Trend is what helps with this if we have framing blocked off for 2 weeks and I show up end of week1 and not much has been done we address right there and either fire and move to plan B or work it out but we don't let the schedule get pushed behind. Pushing off the schedule means screwing up other contractors schedules so now everything gets pushed behind big time. Its a chain reaction that ends up in lost money and disorganization. The number one thing that has killed my projects time wise is contractors not being held accountable with the timeline. Now tih builder trend life is easier but never perfect.

@Keelee Moseley that sounds very do able. Our plumber charged $19,000 total including permit for 4 units. They were a little more pricey I had found out once all said and done but water flows so no complaints. 

Under $4,000 seems reasonable. Probably $700-$1100 in parts and the remaining in labor.

I just redid a 4 unit from the studs. 1 bathroom 1 kitchen 1 washer box per unit all in pex. I love pex it is an excellent product for many reasons but from your standpoint its very easy to fix if needing repair will last likely 100 years and is so quiet compared to copper or PVPC. Your plumber will love it because fittings go on easy and its super easy to work with and its much cheaper than copper. Its found in cheap track homes to top of the line luxury homes where nothing but the best is required.

Anyone know of any hotel or hospitality courses in the RE world? Any good mentors or gurus? Not talking about short term small airbnb rentals.

Looking for hotel/motel/boutique hotel gurus.
