Investment Info:

Small multi-family (2-4 units) fix & flip investment.

Purchase price: $991,500
Cash invested: $200,000
Sale price: $1,720,000

2 duplexs on adjacent parcels purchased at a wholesale auction. Complete remodel - added two master suites and subdivided the property so I could sell the units individually. A little over 6 months from closing and getting keys to turning over for the new owners. Over $400,000 profit generated from this deal.

How did you finance this deal?

Hard money

How did you add value to the deal?

Rehabed the whole property

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Hi guys you need to go to my website not my BP profile. seansellsdenver dot com. Then hover over services, a drop down box will appear and click select short term rentals. This will bring you to the spreadsheet as well as the video on how to use it.

Post: Builder wants to cancel contract. What can I do?

All depends on what your contract says. If someone had my money tied up that long didn't even start building I would likely take every means to get something back. Unless it says in contract something about builder reserving right to terminate due to high product costs I would be seeking remedy. Its not your problem that building costs have risen you have an executed contract to have a home built at an agreed upon price.  If they didn't even start building or break ground that alone would seem like breach of contract but again it all lies in your contract.

Glad everyone is liking the spreadsheet. I'm working on putting together an APP that you can download on android or iphone to make it easier to use. You'll be able to print PDF's and what not

Hey can any BP members give some insight into financing hotels and motels in the current COVID state?

Curious how much down is required?

Who if anyone is lending right now?

Thanks in advance.
