Why not manage yourself and set it up to be 99% automated my bnb costs me 1-2 hours at absolute most a week. I pay $0 management fee

Hey @Matt Glebus, everyone in Denver goes into house hacking its a great strategy  but the management sucks. Have you considered airbnb or short term rental? Much easier management and better cashflow (usually) than house hacking. I'm 25 investor/flipper/Realtor live in the metro area DM if you'd like to chat.

2 vastly different places. Erie I could see having some great appreciation in the next 5-10 years considering its an affordable nice area to live in between Denver and Fort Collins still somewhat accessible from Boulder. Yet the springs has been an up and coming medium sized market. Its honestly a gamble as to which will have better appreciation.

Do you prefer more rural or more urban?

Wondering if some BP folks can help me out with this. Finishing up a 4 unit apt renovation and we are selling the property. We pulled an electrical and plumbing permit. They are working to finalize them out but the closing company is requiring a CO (cert of occupancy) in order to close the property. Once the electrical and plumbing permit are finaled out will Denver issue the property a CO? In most other counties/cities they automatically issue it. Does Denver do the same or do you have to reach out and get them to do it?

Any help would be very much appreciated.

@Suzanne Lewis I've seen so many around Denver its crazy but I've also heard of people getting busted and just imagine getting caught and telling a tenant with 9 months to go on the lease sorry you have to move now. I can already hear the phone ringing from their lawyer... oh the fun. 


I do agree though 1 per bedroom seems very reasonable. Just think if the city of Denver actually cared about making the city more affordable... house hacking is an awesome way as is Airbnb. Maybe one day!

I've done several splits in Denver and other metro areas I prefer to keep to myself but If you DM me I can give you the best contact for condo mapping and duplex splitting. 

It can be done in pretty much any city but some require little city involvement and others require quite a bit.

Hey man congrats on how things are going. It may be tough to get approved for a loan in that amount of time. Luckily you will learn real estate can be alot of fun when you get creative. Heres what you could do. Look for for sale by owner homes where the owner is will to do whats called an "owner carry" it means they act as the bank. Usually little to no requirements other than do you have money to put down.

If you have money to put down you could always try to find someone to cosign for you like your dad. Hope that helps reach out if you ever need any guidance.

I second and third these guys above ^ Denver is super hot in fact so hot we broke a record a couple weeks ago for being the hardest time in history to buy a home in Denver. Crazy

Although turning single family's and duplex's into more units sounds like a great idea it can be illegal in the city and county of Denver. Denver has a law that mentions only 2 unrelated people can occupy a dwelling. They are trying to now change this and up the number of people but I don't believe the law has changed yet. I would be cautious because there's nothing worse than having the city fine you and tell you nope can't do that. House hackers should be cautious too. One neighbor complaint and things go south quick. What do you do when you have a lease with a tenant who legally can't live there? That's where lawsuits come into play. Be safe!
