Purchased this 4 unit townhome style 4 plex in Arvada. We used hard money financing and put approx $200,000 into the property in rehab. We created new back entrances to the parking space as well as updated all the cosmetics and did over $40,000 in new landscaping and concrete. We were planning to sell the property as townhome/condos but ending up selling to a Airbnb short term rental buyer. Succesful project.

Im Denver metro top duplex buyer.

MLS found and negotiated by myself as licensed RE Broker

How did you finance this deal?

Hard money financing 10% down

How did you add value to the deal?

Rehab bathrooms, floor, paint, kitchen, new appliances, split the property.

What was the outcome?

Both properties sold once split on back to back showings. Closed around 30 days later.

What value would I have in gaining BP members contact info? Its probably easier and cheaper to just buy a list of RE investors. 99% of what I post on this site has been to help others completely free of charge. I have sold well over a thousand copies of my spreadsheet so far. It just so happens that this product I'm not giving away for free. It costs a lot of money to have people fact check this spreadsheet. Why would I do that for free? Sometimes it costs to play. Check out my profile and previous posts. I haven't been active on BP lately but far from a scammer.
