I dont want to rehab. I want to out of it. And this area is a rental area.
We are considering a rent to own, but we are having a tough go at it right now.
Between telling me the toilet is backed up and 15-30 days late on rent, this hadn't been to fun.

Rent=480 mortg.=480 Area will rent for 480-500
about 3k on siding and 12k on reg. mortgage.

Well its Here a leak, there a leak. basically a new roof needed.
Its Not in the best area to sell. I have thought about as long as someone is in there ... at least it isnt vacant BUT i HAVE to get rent.
Charging late fees would be another frustration in the mix.
I wasnt set up to be a landlord from the beginning.

Guys
My wife and I made a terrible house purchase 9 years ago... We bought an old house, put siding on it and lived in it for about 4 years and then moved.
Now it is falling apart (from roof leaking to plumbing), the tenant is not paying on time and it is affecting our credit.
Im afraid for it to be vacant because vandals may have their way and finish it off... so whats you guys advice???

Thanks Michael sorry it took so long responding, but who do I contract with? The original owner or lease holder. BC the property would be his since he was in it to own it at the end of the term...not trying to make it complicated Promise :)

Hey guys
I have a guy that call me from my bandits sign. He is lease purchasing a house but cant finish the term. He called me wanting to sell the property. He says he busy, overwhelmed and cant finished the term. The remaining balance is 3k and he has paid in about 25k.
Is it possible to wholesale this deal?
If so how would it work?

You want to divide out whats easiest and most natural for each of you to do. For example, if you are better on the phones and dont mind doing that then that should be what you should handle.
Or if partner work at a desk, it could possibly easier for them to take care of emails, marketing and other small task.
But neither of you should over promise on what you can do...
Im learning that now.

I like that. This guy was a first timer. But I like that ideal.
Do you take a few interested buyers, qualify them and show them the property to make sure that you have it sold?

Thanks, So we would get gas & water turn on for a day or two for the inspection. For instance have it turned on. Send the bill to me and I get it out of the buyer?

Hey guys, I have a buyer that wants to have the house inspected before he buys. He said the gas and water had to be on at this time. When we are going to assign the property how do we go about this?
