Hey Guys,

A rehabber called my bandit sign and asked me if I was interested in a house that he had.
This house is one that he acquired for about 3500 at an auction after paying back taxes of about a 1000. He mention that he just need 4500.

Now... he states that the house went into foreclosure and the bank that was responsible for it went out of business. He says that there has not been bank to take over of the lien. If there is, he cant locate them.

He asked me if wanted to acquire it through a Quit Claim deed.

So what kind of deal is this?
Can I put under contract and assign?
How should I go about it?

Great topic... I have seriously dedicated myself to wholesaling in 2012 starting from the ground up.

Since Jan 16. to Jan 31st

1.Develop a website 75% complete

2. Order 100 bandit signs

3.Mailed out yellow letters

4.Linked twitter to my site

5. Developed Facebook Page

6.Set up google voice

I am really trying to stick with the written plan.
I log my activity at the end of the day.
This help me see if I am really TAKING ACTION!!

Hey BP,
I'm just getting started. So my results have not been tried by fire BUT...
instead of using a standard yellow letter
I have been using yellow notes...Small note pads (5x7) that give a more personalize feel.

I quickly sent out 17 letter the other day and the next day 7 people responded.
For the experienced investor that maybe old news but for anyone using the large paper, try the note pad.

I feel I am on the right track. I developed a website over the weekend. Although its not complete I think pictures along with video footage of the properties will enhance to value of what I'm offering.

I just joined our local REIA but networking will be something that I should focus a lot more on, especially since I am in a smaller market.
When the website is complete I shoot you guys the link so you can let me know what you think about it.

I Just order 100 signs "we buy houses"
They will be in next Sat.
Pulling those court leads, driving for vacant houses and developing a website will be the next focus.
I have also been contacting land lords in between time adding buyers.
