Hey, I am as inexperienced as they come.. but, Sean Terry's Flip 2 Freedom: "Strategic Goal Setting" podcast give you a sense of the numbers of letters and signs that are needed to produce X number of leads and a x amount for a salary. check it out, hope it helps!

I have buyers that are ready...
A realtor call me with a property in her listing. How do we work this out?
Do she take it off the listing, and contract with seller and split with her after closing?

Im trying to get this right:
Can the end buyer pay me the full assignment fee of (for an example :4k Money Order )
and I walk away, leaving he and the buyer meeting at the title co.
Or does he/ she give me a deposit and the title co cut the remaining checks? With All THREE of you meeting at the title co?
If we all meet: then I, the wholesaler call my title co. set the appt and bring the contracts????

1.What is the form that prevent the buyer from going around the wholesaler? (CNDC??)

2. Purchase and aggreement form and what other forms are needed to close the complete deal?

I have a house that is potentially high maintance property. A relative just moved out. He took great care and actually improved it.!!
There is an original mort. and a home improvement loan(siding). It is in a lower income neighborhood. My wife and I want to keep it to develop more equity in it and potentially have some income coming out of it. Or simply have it to pass to the kids.
However we dont want our house destroyed and be stuck with the mortage. What do you guys recommend? Sect 8, HUD, only qualified tenants? Lease to own?... or what?

How often has a seller tried to shop you while you were trying to find, and assign a buyer?
Should the assignment contract be absolutely secure between me and the original seller before the end buyer know about it?
