I use Chase for my banking and they have a great direct payment service call QuickPay. It has a larger network of banks through Zelle . Pretty much all national banks are on it and all your tenant needs is an email or phone number to pay you. It's free too!

I'm in NJ and own a few properties now for the past ten years. I would say 10% conservatively and 5% aggressively as one of the other posters previously mentioned. I use 10 as my number when running numbers on a possible deal and lower it to 7 on my existing properties' budgets

Hi everyone,

I recently closed on a fourplex in NJ and need to have the fire escape stripped and repainted.  Does anyone have a painter in NJ that is familiar with this type of work in the Northern NJ areas?

I keep a window A/C unit in storage at the property for these type of emergencies. Has come on handy on a few occasions. Seems like you're on top of things by having annual checkups of the system. Just remember to change the filters regularly

I would pay for the ground scan just for piece of mind.  They aren't too cost prohibitive

I have a fourplex where each tenant has their own sink and separate hookup for a washer and gas dryer in the basement that they would have to provide.  I pay for the water as there is only one meter on the property but the electric and gas are all metered to their units.  My water bill is fairly low, about $100-$120/month with 6 adults and 2 children in the building.  

For anyone with tenant provided laundry machines, what kind of clause do you have in your lease for laundry use?

I've thought about coin/card operated machines but don't want to be receiving calls every time they breakdown.

Get an attorney.  They will usually have a title company they prefer to use.
