Hi everyone,

Looking for snow removal contractor recommendations in the Linden/Elizabeth, New Jersey area of Union County.  Currently have an estimate from my landscaper but want to field some more estimates before the winter gets started.  If they're a landscaper that works too as I could get estimates for lawn maintenance as well.

Blanket statement thats not very intelligent in my opinion.  You need diversification.  What will you do when the RE market has a downturn?  Every asset goes through cycles.

Have someone come in and give it a deep clean.  Your tenant will appreciate it and it will cost you a fraction of what a new appliance will cost.  Win-Win

 Pick a city/town that you'd be ok living in and then start searching.  Not sure you'd be able to pull off an additional $1k profit on a three family while living in one of the units unless you take on roommates in the one you're living in.  Four families are going for $400k+ on-market in most NJ towns that you'd actually want to live in.

 I would generally agree with this if we're talking about buying at retail prices for on-market deals.  But if you can get an off-market or discounted property then why not?  And if you've bought right on the way up and you're cash flowing why sell?

Most likely should do an LLC for the ownership with the three of you. A separate LLC that will get paid the management fee

Hi, Anyone have a good bookkeeper in northern NJ for multifamily portfolios? Don't need a CPA, already have one. Looking for strictly bookkeeping.

The 1% rule for Price to Income and 50% rule for income to expenses should be used just as rules of thumb for quickly qualifying deals for closer analysis.  If you're buying based on these metrics you can quickly get into trouble.  They also don't need to be strict numbers.  Just use it as a quick analysis you can use on the fly to decide if its something worth looking closer at or not.

That's incorrect. You should be able to get a fourplex with an fha loan. As long as it's owner occupied and within the max loan amount you're fine.
