Also, if you have enough equity in your other rental, some portfolio lenders may allow you to use that equity as collateral in lieu of a cash down payment out of pocket. Or you can look into a HELOC if u have equity in your primary residence.

 Thanks for the info Darren!

Thinking about putting an offer on a multifamily deal without using my own cash.  Would hold and rent the property.  What are some of the financing options I could utilize or is putting 25% down and getting a traditional mortgage my only option?  I currently own another similar property with a mortgage and positive cash flow for the last six years.  Open to any suggestions.

Thanks!

Hi Francesco,

Welcome to bigger pockets! It's a great place to meet like minded investors and learn everything there is to know about investing. I mainly focus in South Jersey with my investment research, but I look forward to keeping my eye on the post to read what others say! If you think about moving down south with your investments let me know. I'd be more than happy to let you pick my brain.

Look forward to seeing what people say,

 Hi William,

I'm actually starting to search for a property in Monmouth county right now.  (Long Branch and Asbury Park areas).  How far south are you?

Hi everyone,

I'm a multi-family investor in the Union county NJ area.  I'm new to bigger pockets and open to meeting and discussing multi-family investing with similar people from the area.
