If you can get them to use online from the onset it's much better. I bank with Chase and use Chase Quickpay. It is part of a larger network of national banks and its free to send and accept payments. Very easy to use if they already have online accounts with other banks.

Everything is selling at historical highs and low cap rates in the union county area. There are a number of deals on the market but most won't cash flow enough for a great cash on cash return. Look around and knock on some doors for off market deals.

Nope. He knows exactly what he's doing. If you take even a penny now it could reset the whole process. Let the eviction play out

Look for distressed properties that you can get off market.  Rahway should have plenty for you to approach the owners.  Drive around and see which you like and research the ownership history.

Half may be too much. Offer less and see what he says. I had a similar situation where my fourplex was next to another. I had my own driveway but there was one between the houses that was theirs and my tenants would use it to access mine some times. I offered to pay for half the cost to resurface only the middle so my tenants could continue using it. He was happy and my tenants were. We got along nicely and this year they offered me their fourplex below market and I purchased it. Now I own both fourplexes. Think strategically and it may work out on your favor.

It not impossible but you have to be patient and stick to your investment criteria.
