I use porcelain tile from the same store (Floor and Decor) for $.79 per sq. ft. I pay my tile guy $25 per hour. The porcelain tile is apparently twice as hard to break as ceramic. It is pleasing to the eye, hard as nails, and easy on the wallet.

I invest in single family rentals; single story, all brick, in low income but what I have predicted are comeback areas of Decatur GA. I am attempting to remain a non-leveraged buyer. Because of the risk, I aspire to beat 3% on monthly rental vs AR total cost. I have purchased two homes in my short time on BP. I am sorting through applicants now on the first and in my second week of rehab on number 2.

Took a while for mine to come also. It is a good book and it did arrive.

After following advice I found on BP, I used $.79 per foot porcelain tile from Floor and Decor. It is hard as a rock, looks nice and seems bulletproof.

The sellers have communicated through the agent that it comes with everything. Contents are stated in the contract as included.

I just put my second cash purchase home under contract. Very little rehab, less than a week. I found the home through tactics mentioned by several successful folks on the forum. The family sold me the home fully furnished and a couple of old sheds. I am going to rent the house Section 8 and have no interest in including furnishings or sheds. Is Craigslist the best method to sell the items? I considered an estate sale or simple yard sale, but I do not want to advertise the house is empty or be standing around with $1500 cash in hand. What methods have you used? Either way, just selling half of it will more than cover my rehab costs, very exciting.

Melissa, that is a great idea. Could you post the verbage or create a file for this page you use? I assume it may have different rules for each house, but it would help me to have something to start off of.

Not trying to highjack but the above responses confuse me. I generally see a lot of posts talking about the wisdom of leveraging instead of paying cash for properties. If the above scenario is smart (payoff with neg cashflow in a short period), why would the idea of paying cash and having immediate cash flow be unwise?

Admitted newbie, so maybe there is something I do not see.
