Wow. I have been doing the opposite. I have once reduced the first months rent but always get larger deposit. I guess the other way makes sense too as I have to return the deposit if they take care of my property.

You will get a lot of different opinions on this. I lean on the opposite spectrum of Travis. I have bought two homes all cash this year and have both rented. I personally am very happy to not have payments and fear of dealing with them if the homes were vacant. I suggest you decide and develop your business plan. You and your partner know your risk tolerance better than any of us. I think that defines your answer better than anything else.

Cash on cash return is a good example. I also think cash on headaches is a consideration. I am getting good money back while only having to manage two homes. It would take a lot more homes (potential headaches) to match that with leveraged properties. Food for thought..

I run a commercial pest control company (sorry, no residential contracts). More information is needed for helping you. Ibrahim's idea may work for Norway rats but would not have any affect on Roof rats. Did the PM's PCO say what species of rats they were?

One thing I can say is the spray foam will never work for much more than 90 days. Rats will dig right through it. If your main need is to exclude, there are great products with shredded stainless steel in them. You can stuff this in the holes and have it dang near permanent using an exterior self adhesive spray.

You are not going to out poison rats normally (mice, yes). They have food and water sources you probably know nothing about. They will need to be trapped out. This is tedious, and you gotta know what type of rodent you are trapping so you can bait the traps correctly. This is why the trapping is so expensive. Multiple trips, lots of labor, etc. I have performed trapping programs in the $10s of thousands. $900 for a garage seems high.

Get a couple more estimates. The exclusion work is always the most important factor as you will never get their smell out and you will be trapping forever.

Was a private pilot years ago. Mainly flew in Piper Warriors. I also have flown all over the world (right-seat, never PIC) in private jets.

I want to buy a Grumman Cheetah after my fifth SFR and get back into it.

SFR, all cash, rehabbed after work and weekends. Single story all brick 1950s home.

Pros are that I got in the game. Cons are that I could have spent some more time researching and saved a few headaches. I also probably broke some laws not knowing the lead based paint rules. I made a den a 3th bedroom because "I knew" that would mean more rent (it did not). I was so smart I bought house number 2 a bit too soon after this one.

I think you should get in the game. Research is very important and needs to be given proper time.

I still consider myself a newbie and was in a smaller but similar situation as you in the winter/spring. I was planning to buy 3 homes and bid on several. I bought two. It took way more time and funds than I expected. It also took more time to get the homes rented than I expected. Those two almost took what I budgeted for three. Go slow. I am so fortunate some of my bids were outbid.

I think the OP was explaining the mother's exemptions expired with her death. In some states seniors get half or severely reduced property taxes. If she was at $17K, it is not crazy to assume that doubles the bill. States that do not have income taxes, like TX, have much higher property taxes.

This is the first payment since they only moved in July 1st. I went by and served the 3 day P or Q. I told him that it does not benefit either of us to do an eviction. He will have $750 of the $870 on Friday for me. I will probably accept this and move forward with him paying me the rest on the 1st of next month.

He had receipts for car repair and obituary...

Tenant did tell me before that this would be a tough month. Wife works at school which started Monday. She is paid a little in the summer but much more during school. They have good credit, and no evictions. Rent is 25% of income.

While I appreciate the kudos, I am more so wanting to know, as Bill E said, am I missing a step or are there any suggestions for setting up an eviction. While I hope they come through, I will be doing my first eviction if I do not have rent on Friday.

I was going to get pictures or video of my posting of the P or Q. I d-loaded a form off a legal site that is specific for GA. Thanks for any advice.
