I am trying to use SmartMove through BP. I have sent 15 email requests for people that have seen and liked the property. Not one prospect has applied in two weeks. I don't want to trash BP or the service. I wonder if my prospective tenants are not web savvy enough to handle it. Several have asked if they could do a "normal" application. I was hoping to keep the book keeping down but this is not working. Feel like I am forcing the round peg through a square hole. Has anyone else had this problem? I am explaining the system and promptly sending the request after their visit. Ideas? I have started the process of setting up an account to do it the old way. That is a pain but I gotta get some revenue coming in! Thanks.

They are becoming popular here when finishing a basement or in situations like yours where running ducts would be tough to impossible. I have a friend that installs them and his customers love them. I have never had a need but I think as said above they are becoming more accepted. I agree thatt window units hurt rentals.

I have bought my first two homes this year in the name of my LLC. I am a buy and hold. I am planning on buying 3-4 homes per LLC and then starting a new LLC to start the next set...

Yep. Think maybe Pacman is regretting turning down $40million from Mayweather? I don't want to start the PEDs debate regarding Manny, but no question Arum is blocking. Whether he doesn't want to dance with Mayweather Promotions or knows Manny would lose can be debated all day long.

Disagree with your Mayweather comment by the way. To allow Cotto to fight at his walkaround weight and still never be in danger and dominate a hall of famer is hardly a black eye for Mayweather.

The fight was a travesty. There will be a rematch Nov 10th and probably a rubber match this time next year. I have watched boxing my whole life and anyone who understands how points are scored would know Manny dominated the fight. I had it mercifully at 9-3 for Manny. It could be argued that Bradley won no rounds. Crazy.

I am uncomfortable with my question regarding discrimination. This is not an issue I want to barely make it by on. I would have to change both adverts. Nonetheless, I am interested in thoughts on the idea.

I have a SFR that I have been marketing both for Sec 8 and individual renters. It is a 4/1 and I have been asking $875 monthly and one month's deposit. For the Sec 8 potential tenants, the deposit has been the issue.

Sec 8 allows up to $1100 monthly for 4 bedrooms in this area.

Here is my thought:
What if I upped the rent and dropped the deposit for Section 8? If I got $950 monthly and had a $300 deposit, I would be ahead at the end of 9 months. If I had tenants stay multiple years, it would add up well too.

I am also wondering if I continued to market it as-is to conventional renters and with the changes for Section 8. I wonder if that could be considered discrimination.
