I hope I am not asking something answered a hundred times but I cannot find anything using searches.

I am looking at a house on the same street as my first investment house. Tax records (according to my realtor) show it as being held by Taylor, Bean and Whitaker. This was a fraudulent lender where the CEO plead guilty and went to jail last year. Who would be holding this mortgage? How would I find out? It is a vacant home that is quickly getting overgrown. I am very happy with my first purchase and the direction of the area. Hoping to grab another distressed property if possible. Thanks for the help.

I am a newbie, but I actually run a Pest Control company. Bedbugs are hitchhikers; they are brought in. Your tenants could not have had 7 months bite free in an infested unit. Bedbugs can go a LONG time without blood meals,but they won't if there are hosts present. They like to have a blood meal every 48 hours. The child would have been complaining much earlier. The facts above are quite important for LLs. Hotels have issues within days of infestations.

I do not believe most renters insurance covers BBs.

The firewall and such should protect you. Do not let this family into your unit and check yourself, especially hems of pants when you have been in there unit.

I really appreciate the replies. I am, point blank, a newbie. I don't have the knowledge, time to investigate (maybe perceived), or fortitude for courthouse step auctions. I have not read enough to have learned how many are using marketing techniques to find REIs.

My business plan is not flipping. I want decent area rentals that I can pick up for reasonable rates.

The one reply from my area seems to be doing great. (after looking at his site, thanks J Scott) and is using HUDs every so often. It seems our HUD prices are not facing the same inflated numbers that CA is.

There seems to be some negative comments about HUD purchases for REIs on the Forums ("leave them to the newbies" for example). Why? I am reading about the different methods and definitely am interested them and marketing to find deals. HUD listings, however, do seem to be extremely low and competitive in the Atlanta market. I have a construction/industry background and am capable of spotting issues on a home without the utilities on. What are the major drawbacks? Set me straight with the problems. Thanks.
