Rules and Regulations at Move-In for Tenants

I wanted to find out if anybody on BP used a rules and regulations booklet or print out in addition to their Lease to manage their tenants. For example, it might include maintenance questions or other pieces of information that could potentially cut down on service calls. It would serve as a more-in-depth piece of literature that could protect the landlord ( Of course if you get the wrong tenant it does not matter!). I think it would help on cutting down the grey area questions that can come up and you could add to the rules with more experiences and tenants you come across.
Any suggestions on your approach to the landlord tenant relationship would be much appreciated..

I got the idea to do this because my grandmother kept notes and phone numbers inside her cabinet by her phone. Most people will lose rent payment instructions if you just give it to them. I had a guy who used to call me every month to get my address.
