@Davian, I would work backwards to see what you can afford monthly if tenants are not there or issues. Also, is the property owner occupied or strictly investment so that depends too.

I think another thing to consider are you handling the management yourself if so what is maximum you are willing to travel to handle? @Thao great approach.

@Jehan Jaleel hire an attorney and start the eviction process with the courts since this can take time and you can at least get the process started. Also, I would either find topics on Bigger Pockets to screen tenants if you have the time or hire a professional real estate agent to handle the tenant search. What I notice if tenants that are willing to pay the realtor fee tend to be more professional and better tenants.

@joshsoloman What is the minimum amount of cash flow you are looking for? Also, a big factor is your down payment and rents in the area. Most of the time 3-4 units are located more in the urban areas which @Marcus is right tend to be more hands on management. Are you looking to live in it or just strictly investment?

You  can also try fund that flip and some other crowd funding sources not exactly sure on the terms and conditions.
