The first thing I think you need to figure out is how much cash is he or she willing to put up then what type of real estate ie. Flipping, rental, wholesale or etc. Also look in your area to see what stragey will work. Hope this helps

I recently read 10x by Grant Cardone, who says 10x all your goals and write them twice a day, once in the am and once at night, which equates to 722 times a year and I am sure you will hit all your goals. He also has a show for 18-32 years old called young hustler I would suggest following him if I knew about him at your age who knows what my goals would be. This man has a real estate portfolio of 350 million plus 3 companies and aim for the sky, I am sure you will be successfu!

Hi Stephaine, 

Congratulations, on creating a goal and I am in same boat that I want to leave my job in 5 years. I am new to real estate since Jan. 2015, one thing I can say is taking action and pushing through all the possibly deals till you find the one that works as far numbers is the most difficult part.

I have no experience in that area, a suggestion look up agents that are based in that particular area and interview for the best one.

I read 7 Habits not sure about the other one. I would also recommend a Tony Robbins book, Awaken The Giant Within, Grant Cardone 10x and you can see any of their work on YouTube which is great. 

I follow both and have been to Tony Robbins seminar and hired one of his life coaches for amazing results.

I say ask the owner to hold the note with an interest rate that is fair for both of you, I am guessing something between what lenders would offer you and what hard money would be. This way the owner is making some cash on his money plus getting out of the deal then if possible find out if he is willing to take life insurance out in his name that either you cover or pay 50/50 that covers his family for the cash if he passes away. Another idea is see someone on bigger pockets is willing to lend you the cash or family member with a good interest rate.
