Completely depends on the size of the unit as well as the brand you go with, but I think $2,000 is too low and $6,000 too high. I’ve replaced two recently in the area for around $3,000 - $3,500. That was the price I went with after getting multiple quotes

Hey BP, I’m looking to switch all my properties over to a new insurance company due to some troubles I’m having with the one I’m using now. Do most of you guys use a big national company? Or a smaller more local company? If national, do you have any recommendations? And if you happen to live in NE Ohio (Akron, Canton, Medina) do you have anyone local you recommend? Thanks a bunch!

Yeah I just did this last week… just from one LLC to another. You will have to meet with a notary in person, as the whole purpose of them signing it is to make sure that you sign it and you are who you say you are. However when I did it I did not need to meet with a notary in the same county that the property was in, I did it from the other side of the state where I live. Worse comes to worse there are always traveling notaries, if you’d prefer to pay for them to come to you rather then go out there!

Agreed… make sure everything is in writing. 

This could either be really good or really bad… I would just be really clear with the tenants and make sure that they know you don’t (and never will) owe them anything for the improvements. And make sure they aren’t just going to rip it all out when they leave and claim they own the materials.

This is why I don’t watch the news or pay attention to any of this sort of stuff. There are so many different opinions out there… and everyone is sure that their opinion is right and that others are wrong, and then things get emotional and people get angry… etc. 

Maybe you’ll say I’m dumb for not caring or not educating myself in these things, but I can’t get involved with out feeling like I’m polluting my mind and my heart. 

I find my time better spent enjoying life with my wife, collecting rentals and flipping houses, never knowing what the next day holds, but always living in such a way as honors the Lord.

My fiancé just started working for the United States Postal Service in the county that I invest in the most, and now all the sudden she’s finding me all these run down and vacant houses… it’s like the ultimate Driving for Dollars scheme! And she gets paid to do it! 🤑

Now I just need to get her a little portable paper shredder so that she can shred all my competitions ‘We Buy Houses’ postcards 😂
