Hey BP,

Normally when I get a loan for an investment property I am able to get a DSCR loan without a problem… however now I'm looking to buy a duplex that I'm going to house hack, and it seems like it isn't possible to get a DSCR loan if I'm going to be living on part of the property.

I’m self employed, but only have been for a year, so I don’t have proof of income for 2 years. Is there any way for me to get a loan without having to provide proof of income? 

I have plenty of money for any sized down payment, and good credit, but even so I don’t know if I would be able to qualify for any loan with out proof of income. 

Does anyone have any thoughts or advice other then seller financing?

B, C, or D sound good to me! Just depends on what your goals are and what you think will be the most profitable for you in the long run. 
Honestly I would avoid A if I were you, as I think your ‘hack-rificing’ will really pay off in the end. Keep investing wisely and the nice house will come before too long, without you having to sell everything!

I’m specifically looking in the Medina County area… Wadsworth, Medina, Brunswick, Hinkley areas… all of Medina County. But would love any recommendations from guys in Akron or Canton or Cleveland as well.

Does anyone have any good contractor recommendations in NE Ohio? Kitchen & bath, flooring, paint, electrical, plumbing, drywall, roofing, windows & doors, exteriors, etc.

@Gus Viano they use Chime, which allows the tenant to deposit cash at places like Walmart, etc. and then send it to the landlord via the RentRedi app. 

I generally shoot for between $200-$300… but I put aside quite a bit each month for CapEx.

Has anyone used PrintGenie for Diving for Dollars? It looks pretty interesting. Or do you guys have any other software you use?
