Thanks @Robert Ellis, that is very interesting and helpful. We are up outside Akron and building a slightly bigger house, but we are seeing much of the same things.

I have been doing some new construction stuff in Ohio, and I'm curious to see how our costs compare to others. For those of you who are building new construction homes in the midwest (say 200k-600k sale price) what are your costs to build per sqft? I know it varies a lot depending on a variety of factors, but what are you seeing on average? I don't care if you include the lot in the cost or not, but specify if you do.

There really isn’t anything quite like turning the water on for the first time after buying a probate or foreclosure where the house as been vacant for years.

Without fail, there is always at least one broken pipe. The trick is turning the water back off and finding it before it does to much damage!

I’ve used both at this point, and it definitely seems like Lifeproof is the superior product. It’s easier to install, looks better, and last longer. It is more expensive, but it pays off in the long run.

Would you guys ever make an exception for a pretty low credit score if the persons income was stable as well as pretty high (8X the monthly rent)?

I really didn’t study at. Just took the test right after the classes were over. My scores were right around 95. If you have any background experience at all in real estate you should be fine.

I know the agent decently well, it's not a bluff. Yeah it definitely is hard to say, and it varies a lot from market to market. This areas definitely holding up decently well.

I was going after (full list price, cash, no inspections) a house that was just listed yesterday and the agent just got back to me and said there are 10 cash offers higher than mine. 

It’s never too early to start! I had over 10 properties by the time I was 19. And I regret about half of those purchases :) but there’s no way to learn like trying.
