Thanks Zaid! Bill, I have been interviewing Brokers the past week, and Im heading towards 100% commission. My goals are to purchase a rental unit soon and build from there, but I want to get a campaign going to find sellers/buyers

I got my license!! Yay me. Please give me any advice on what my next move should be. Currently this is what's going on with me. I do work a 9-5, My goals is to quit wants I make enough in commission. I am in the market to buy and hold multiunits, but I am so excited that I did do this milestone and got the license. Let me know what you think I should work on. I am trying to do a campaign where I build up leads and get some buyers on my team, any advice will be appreciated Thanks in advance

How do you know if you have a good deal for a buy and hold? What should I be looking for? I have Brandon formula and others, but when I jot the figures, how do I know if it is a deal or not? What should I be aiming for?

Im sorry if this is a stupid question but how does he get the money if I choose option 2, every month or once the house is sold? I would like to be the intial owner on this property? This will be my first investment.

What is the minimum and maximum people are allowed on a mortgage loan. I am asking for residential and commercial loans. What are the criteria for each individual? How does on proceed in this kind of scenario if you are a Buy and Hold Investor, or a Fix and Flip

Ok, I finally find a cash buyer investor and it happen just by assisting him with something personal, we begin talking about life and then I found out that he is currently looking to buy something he can invest in. We spark a conversation on real estate. He has $150,000, he has the money but credit is not that great but he is working on fixing it. How can I partner with him on a deal. I am looking to purchase a quad so I can live in myself, how can I bring this to him. I was going to look for something and then put 3% down. recently he was going to try to purchase a foreclose home for $689,000, however when I look at the numbers it wasn’t beneficial for him. What I did tell him is start low and we can probably get more properties for that amount. He did advise me he is willing to buy quads. My bigger pockets how should I approach him on any deal I find and get a cut myself. I want to help and in return he is helping me to jump in the game of real estate. Thanks for all advice
