I know that in everything you do, you need to put effort in and wholesaling takes time and patience, however I think my first step will be to purchase a multi-unit? I was thinking a tri-plex or fourplex? I am really not into the wholesaling at all. I tried and I dont like it! I know some may say start with wholesaling first if there is no cash but I prefer to purchase my first rental property first. I will use my 401k for my first purchase. The past couple of months I just been paying down debt mostly credit card so I can be prepare for this purchase. There is fear but I will not let that stop me, what are your thoughts for my first real estate investment move? Thank You in advance

I am wholesaler in South Florida.I have a buyers list and some motivated sellers too. I had someone that ask me that they will like to take over someone payments, they are willing to put at least $11K. How do I structure this potential deal? I have been listening to Sean Terry podcast and he mention wraps and taking over with Owner Financing. Please give all tips on how I can make this work?

I am a newbie and I am starting to wholesale. I was riding around and I saw some vacant homes. I jot down their addresses and look them up to see the owner on the county property appraiser website. I did this so I canb send yellow letters. I notice that some of these homes are own by the city. What do I do in cases like this?
