"Investor alert" verbiage on listings, SCAM or Legit investments?

still a Newb and research constantly, of course thank you BP..

My realtor sends me MLS alerts, great asset btw if you aren't aware that a good realtor will do this for you. My concern early on was whenever I saw "investor alert" or "landlords welcome", I passed by quickly thinking this is just a scam... But as I get more involved and listen to more of the PodCasts (about 30 in so far) I'm thinking these are wholesalers selling. I guess my mindset was that these were sellers looking to unload a problem property. And thought "why would somebody just give away an investment"...

Of course doing my due diligence with ARV, and what they list as potential rent and rehab costs is a given...

Just wanted to know if these types of listings are legit or was I right with my gut feeling?

You're rarely see wholesaler properties from your MLS alerts, as the vast majority won't be on the MLS. These descriptions simply tell you these properties probably aren't that desirable for the typical retail home buyer. The location and condition are more suited to being a rental. You know, like "needs TLC" may equate to "total gut job".
