I would like to throw my town in the mix - Athens, GA. One of the greatest cities in the US. Top 10 place to retire for tons of reasons. Home of the Univ of Georgia Bulldogs. Great student and family rental homes are sold all the time that usually have much closer to 1% rent rule. So you can get a house right now for $170,000 that should rent for $1700-1800, or $115,000 that rents for $1000(only an ok deal) and then also buy one more duplex. You can also get good multifamily deals maybe even two duplexes or a quad for around $200 and gross cash flow would be more like 2200-2800 with little improvements done. These are real numbers I see everyday but now it's like 2004-2006 all over again. Lots of people jumpin into the investing world.

Try the stuff there from a company in Alpharetta - Super concnentrated odor eliminator 10x  website is www.scoe10x.com.  Should be exactly what you need and I think they have some kind of guarantee.  I bought once but sold the house to antoher investor and never found out effectiveness. 

Shouldve done that at my own house on just one small room.  Odors still come out from the hardwood floors because it's likely also in the subfloor.

I don't think thinknCitizebs is slower than quicken they are actually underwriting your loan.  did you get much lower than 5% on an investor loan already in 2014.  The rates for investors are usually 1% more but also depend on down payment amount, number of years amortized, An said your history with bank or credit score. Also find out if they will recast the loan every 3 years. Rates will definitely be inherited then And we will likely be in the middle of another downturn, albeit much nicer than 2008.

Title insurance issues are cleared up with what's called a quiet title.  It's the ultimate title cleaning action from what I understand.  Before you do the quiet title which can run $300-10000, you have to "foreclose the right of redemption."  Almost same process for both and you would even do one right after the other if you want to sell or flip the property. Currently the title insurance companies are really screwing over Georgia tax deed buyers because the tax deed after 4 years or so has been recognized almost as an "ultimate title."  Since the large title companies are national they don't care about this new GA change.

Depends on what kind of property you need managed and where it is in relation to UGA. Top Performing great for family homes outside the university area. Athens Real Estate Group for the student rental Proprties. I can give you numbers for both if needed.
