What are the interest rates for these loans in Georgia, for 30 year fixed, and whatever the best interest rate option is?   Could this be for a primary residence also?   If you want to send me a PM that is fine also.  Do you really do loans for investors in the 550-590 credit score range?

If she worked during college as a waitress she knows how to make money. She is responsible, diligent, and not living on the parents dime a bit or maybe not at all.  Yes girls can be messy like guys, but she likely wont cause too much damage even if she moves in and loses the job after 6 months.  What is her new debt to income ratio?  Can rent be covered by 2 weeks of waitressing?  These other investors are all talking like renters are banging down their doors.  Maybe that's true for some, and I will come and buy some of your deals, or partner with you on many more.

Give me a call sometime - I can better explain what I was talking about. The multi-family that investors are doing look like houses, are built like houses, but they are on land zoned Multi-family.

One more note - if you are seeing this on Auction.com or similar site then they are just marketing a number that will get the most viewers and bidders on their website. Did you already answer in this thread where you saw it? In Georgia with a much Different foreclosure law - we can buy in the four weeks prior but it's usually difficult to get the bank to respond that quickly. In florida correct me if I'm wrong but isn't the proceeds much longer? And now you would be seeing the advertisements of homes already foreclosed?

Yes. And and you also have to act very quickly. There is also likely some additional money owed. Also check with tax Assessor's office to see how much is owed. Every once in awhile these deals come up where they've been paying for many years and it's actually a deal instead of being upside down.

Hey I live and breathe Athens Athens Georgia as an investor and an agent.  Developers don't usually handle just one building and investors would just hire a builder.  Second and most importantly Multifamily land is real hard to come by these days.  The most popular new construction for the student tenant is actually a single family house or a midrise in the downtown area. There is about quite a bit more to the story and I i love talking about athens and real estate.

Kurt McDowell I would love to have your Assisted living packet! I live in Athens, Georgia which is a growing town and always rated as a top 10 place to retire if you were to search the interweb. Surprisingly enough there is not nearly enough retirement housing. There is not even a 55+ housing community in the city for the people who don't need assisted living. So far we just have the larger national or regional facilitates, two of which are under construction or expanding. Curious as to what population number would even warrant more construction? Of course I also see the trend of more and more people wanting to stay at home and just hire care to come to them. I'm ok with taking risks. That's why I'm in real estate!

Congrats on finding BP and it's ginormous community. Start listening to the BP podcast and all the rest of the RE podcasts out there. In my quick short answer you "need" to start out by house hacking or buying a duplex or some multifamily. Your husband has a VA letter of eligibility which doesn't mean he will qualify for the mortgage itself. Step one is to talk to a loan officer and find out how much you can borrow. If you have a good down payment maybe use conventional financing. VA, USDA, and FHA loans have low or now down payments but are quite strict on buying a home that needs very few repairs. Ask the loan officer a million questions if you need to. Then you are able go out and start looking everywhere for a house duplex, triplex, or even quad. When I say house hack, I mean to buy a house large enough or already set up with a basement apartment or maybe has even a room/unit over the garage or in pool house that could be used as a rental. Rent the extra rooms or unit to Help you cover your own expenses and mortgage. I know FL is limited and almost no basements. How is your area? What about using airbnb.com to get short term vacationers in your area? If you can find a duplex or bigger then you live in one unit while your building your family while collecting rent on the other units. Triplex and quad help deflect a bad situation with a tenant even more so. If one bad tenant happens you are still collecting rent from the other units. You should easily be able to cover all your mortgage and utilities if you have a tri- or quadplex. Find your local REIA or BP meetup or just look in meetup.com for networking groups to help get you going. Find a good realtor who already has some listing of duplexes or multifamily and meet in person to talk about working together to help you. It's free for you in the buyers side to have an agent. Take action and it will all start to happen.
