Have you taken the first steps to actually search for some available properties? Or market to owners directly? If you are still in Germany you really need a good partner/property manager with boots on the ground here in Georgia. When you coming home? Thanks for your service.

Can you tell us where these properties are? Seems you could find a partner on this deal who has the cash to help you renovate instead of selling. Although also sounds like could be a good wholesale deal and you could probably find out by putting this on craigslist. I'm also figuring you are trying to get around the BP sale posting rules by asking your question this way??? : }

In response to a certain comment in Podcast show NUMBER 50! (Congrats on the milestone Josh and Brandon) I wanted to show how I went well past Nov with No shaving at all. There were no Owls in my beard but there was a thrasher nest, which are more common here in Georgia. For Christmas I even got a new beard comb and some conditioner all in a kit. But then I had to break down and shave. Why did I do that on the coldest day if the year. I don't recommend that to anyone. Since it's winter I will just start all over again with No Shave Winter.

Update while sitting in my F-150 that I am shamelessly plugging for sale. What a deal. And now even more people will be aware of prostate remembrance month. I even used safari to post this on my iphone 5.

@Brandon Turner and @Dan Holden - I take this quote from my favorite TV Stars Phil and Jace Robertson, "There are only two kinds of people who don't have beards - Women and Children. I am neither." But I am shaving less and barely trimming too. Gotta get the word out to guys 35+, eat more veggies and watch out for your prostate.

Hey Shaun- one thing to check out at your local post office is the bulk charge price. If you are blanket or mass mailing you can drop off the entire stack of preprinted cards and they will ship to entire zip for a big discount. The USPS is trying to stay afloat so you can find deals even with them nowadays.

I'm a Realtor and our company had listed many foreclosures that have been sold through Auction.com or HudsonandMarshall.com. A majority of the time our listings were very tough to sell usually because of condition and secondarily location. That being said, sometimes the accepted a much lower price. You will also have to pay $2500 extra for any deal as their "auction fee." Another thing to note is that many local counties in my area have been using these site to advertise the actual courthouse auctions. You will notice the difference when it says "starting bid" for listed property vs "opening bid" for county auction. If you need to get specific help on a property listed by a Realtor then you should go directly to listing agent. If you use a Buyers agent the commission paid is usually only 1(one) percent. OUCH! Might work but you always have to do due diligence because there may not be any allowed after you get an accepted contract!

Owner financing at 6% - That is a deal you should jump on! Any closing costs, or just start the deal and get it recorded at the courthouse? The interest rates for investors are only a bit lower than that if you went the regular financing route. Also depends on how much you are financing. If you can increase the rents by a bit and do some light updating then go ahead after these current renters move out. If you don't want to do the deal let me know and I will jump on it. :)

Earnest money can be whatever amount you think the seller will take. And yes you should have a clause in the contract that the entire deal, including the earnest money is subject to an inspection. As far as how much - Sometimes $10 will work, sometimes you might need to do $500, or even more. If there is a Realtor or and Agent involved then they will most likely want more than a For Sale By Owner. Recently on a deal competing against other bidders I use my trick of offering 10% as a deposit on a $100k home. Another time I wanted to make sure and help a buyer I was representing would get their bid selected so we offered the entire purchase price as the earnest money deposit. Luckily for him it was a price of only $10,000 on that. The Bank that owned the property said yes within the hour.
