Looking on AirBnB, there are 10 listings in the downtown area of Grand Haven. The average price per night is $200.50, and the vacancy rate is 18.57%. 

This is really good; however, there are only 10 listings, and it's possible that the vacancy rate is skewed lower due to outliers. 

I don't think rent control factors into techies living in the city. What drives techies to the city is the lack of housing near job centers on the peninsula, and how much nicer SF is compared to Mountain View, and San Jose.

You also need to look at the insurance. Many insurance companies wont cover short term boarders like you have. 

Like most people have been saying, student leases run for 12 months. This is what I've seen in California.

@Sean Conway   Can you tell people how accurate your revenue estimator is? Is that number gross or net after Airbnb and Airenvy fees? Does it include cleaning revenue?

I'm not too sure how well airbnb would work in your neck of the woods. 

The average vacancy rate is 66%, which isn't too bad, and the average price per night is $89.05.

Did someone say Vacation Rental?

Looking at the 254 listings on airbnb, the average price is $190.73 per night, and the vacancy rate is 66%. This vacancy rate is on the high side. 

Looking at just the two bedroom listings, the best performing units accommodate three people, while most two bedroom listings four, or six.

Hey @Rebecca Woodcock Welcome to Bigger Pockets!

Many people in SF sublet though AirBnB. In a small informal survey of property management companies, I was surprised to find that a handful didn't care if their tenants had a unit listed on AirBnB. 

You can discuss with your property management company about AirBnB, and see if they'd be able to work something out. 

I recall reading a few blog posts by startup founders funding their companies though AirBnB, but there are more efficient ways of extending your runway than subletting on AirBnB.
