Post: New Law regarding contacting Tenants

Hello All...in a "free" course several months ago, the speaker spoke about new legislation where a landlord/property owner can be charged each time they communicate with a tenant about money without first notifying them of the intent.  So you should start the call or text with , "this is in regards to collecting a debt".  I could not find this anywhere, so I'm skeptical.  Has anyone else heard this?

The 2 drive bys I did on Sunday on delinquent tax properties were a dead end.  First one, they did not seem interested though the guy talked to me for 10 minutes.  The 2nd place I left my card and they called back today.  He said he has spoken with a lawyer and is filing Chapter 13.  (which I read up on today) So it looks like he is protected for approx 5 yeers

btw.  I have learned to look at the most recent tax bills and determine whether there is document building value or land value only.   That way I know there is a home.  Saved myself a couple stops.

depending on the lender and what type of loan....don't you have to hold the property for certain term 6 mths/ to a year before selling?

Hey @David Kors. I just looked up the list in my county 3 or so days ago.  What is everyone's strategy with a delinquent list.  Drive bys? Mailing to registered owners? combination?  I did drivebys yesterday and oddly enough about 1/3 of the 7 properties I drove by had been demolished...were gone (even Google Earth still showed a house ....which could be 2-3 years old  :) )

I'm researching and learning about the wholesaling world. Its an awesome journey.  One question...I'm considering a presentation of an offer to a resident.  They are behind on taxes and facing county foreclosure.  This one property in particular was apart of a package deal.  If the entire loan is not paid off...that resident cannot remove that property from the package can they. ??

yea...I'll double check my resource folder. I looked that up this past summer for NC.  I had an issue with tenant having WAY too many kids in a 2 bedroom.  I did find something for the state though.  However I have forgotten the number.
