Think of this, what benefit or interest does a seller have in placing a tenant if they are confident the property will sell? This seller is giving you a red flag. His lack of business sense could cost you months on unnecessary headache. Tell him no and monitor the situation closely.

I would look into a nice Hybrid (used) Toyota or maybe a Ford. Metro Atlanta is a huge market and you could easily put triple the amount of miles on your vehicle than the average commuter.

Stop spinning your wheels trying to hunt down these people. Content with someone here on bp who has skip trace software (accurint), from a partnership with someone you can add value to and they can add value to you. Get the houses undercontract without a large earnest money deposit ($10) explain to the homeowner this is lieu of a fast closing, assign the contract to your end buyer to complete the transaction.

I worked with a property management company in metro Atlanta. I used to lease out homes for the large hedge funds who bought up all the low priced inventory. Basically, they determine a good rental marketing by looking a accessibility to transit, school stability, crime needs to be a C+ or better, low utility bills are considered (city of Atlanta water bills are very costly), no or limited HOA, and the cost of the property/rental return over 5 years.

Is this property a property someone would want to owner finance? Is it in a good area?  You could do a wrap mortgage. List to Grant Kemps podcast 73.

Referral fees and costs for leads is probably not illegal. But a post out here on bp and see if there is a creative investor friendly agent in the areas you work who needs more leads.  I'm sure someone would love you pay either initially for the lead or give you a referral fee if the lead converts into a listing/closing.

No, I don't think so. Converting the doc will allow you to see and edit the text but its not going to look the same.

Buy it! Lead based paint can be removed and the property can be rehabbed. It sounds like this is a property the owner is not willing to upgrade. He just wants to cash out and move on.
