I'd pass. Is that owner financing?  If so that does make it an attractive deal but there are still plenty of properties on the market in Stone Mountain for under 59,000 and I'm sure you can also find off-market deals with much better numbers.

She needs to come down on the price and allow you to do seller financing. She probably has a mortgage, try to do a wrap.

Hi Jon, I took a look at your craigslist ad. Use bold bullet points to inform the reader about your property. (like this)

-Put yourself in their shoes. 

-They are probably reading 15 to 20 other ads on any given day and you want yours to stand out. 

-Put bold information in the ad about easy qualifying for the property ( but of course you want to screen with a criminal background, verify employment, credit, evictions, ect). 

-The main pic needs to show the entire property.  I hope that helps!

Sorry to hear your frustrations. Just keep looking at property until you a property that fits your needs. Don't be afraid to offer a lower price to someone wholesaling a property- they might accept your offer.

They call it the real estate market for a reason. All markets go up and down. A long list of factors cause increases and decreases in market prices. Anyone who thinks they can double their income in any specific market is just gambling.
