First and foremost, I am new to BP, and relatively new to real estate as well. I have few rentals, I am just frustrated with Flips. I want to Flip a property but the properties that I get from wholesalers are just exaggerated ARV. Its so frustrating. I don't want to do a big flip because I rather do a small one and get my feet wet before I indulge into something bigger. All day, I search for properties, yet I have yet to land one that I know will profit after rehab. UGHHHHH!

Welcome to the jungle! Watch out for the trees/don't sweat the small stuff (and it's all small stuff!). If you're looking for flip deals with MLS, stop. You gotta find them on your own, props that are not listed. Get creative - look for vacant houses, send letters to the owners. Post you biz card everywhere "I buy houses. Not a realtor, so no 6% fee".
