@Phil Baker I own and operate an AirBNB in Salt Lake City right now and have also looked into it in Washington County area. Like others have said, you will want to make sure short term rentals are ok where you buy. That is key. If you get something and then it turns out to not be STR friendly that can be an expensive mistake.

There is a lot of great stuff there now. I am also a real estate agent and just heard of a new development that is going in that is short term rental approved. 

I think vacancy rates often have to do with what kind of price floor you may be imposing. 

I plan to get something in that area soon so I have been looking a lot lately. I just got back from a week there.

@Jonathan Mueller sounds good. I have an epic pass. If we are going to go fast I need to snowboard. I am learning to ski this year with my 5 and 3 year old.

@Ryan McDonald My concern about places like that are shoulder seasons. In Park City we call it Mud season, when the snow isn't gone yet and the mountain bike trails aren't dry yet. 

@Jonathan Mueller  I live in Park City and right now only hold investments in Salt Lake City. I am curious what your shoulder seasons are like in PC. Luckily in SLC I dont experience any downtown even on shoulder seasons.

@Taylor Larsen I agree with a lot of others. There is a lot of opportunity everywhere. Logan is an awesome place with all of the students that rent there. 

I recently found an off market 4 plex that could use some love in Tremonton. I dont think this would be a flip but it could be an ok BRRRR if you are ok driving to Tremonton.

@Jordan Leavitt You want to figure out what average monthly income is. So you can assume 90-95% occupancy. with $100 a night. so do the math and you get possible income. Expenses may be a touch more. If you are paying for someone else to manage it that will cut into net profit but I still think they are worth it. 

Another thing to look at is if the area you are looking to invest has shoulder seasons that are slower than the main season. You need to market to different people during different times of the year.

@Brady Lee @Jordan Leavitt vacation rentals in St George are great during all most every season. I dont own one there but I have used them. The vacation rental I own is in Salt Lake and it does great. Let me know if I can answer any specific questions for you.
