@Nick Vondrachek It sounds like you are doing everything you can and doing it right. Good MLS deal go fast and they might go even fast in Utah County.

Driving for dollars might be the next best thing to do. Knock some doors and get owners information or give your card to the tenant to pass on to the owner.

Finding and analyzing deals is the name of the game so while zillow is a resource it shouldnt be the only one. You want to check out craigslist, KSL in Utah, the MLS, and anywhere else properties are listed.

I think C class stuff is great to get your feet wet and get experience. It also give your the chance to put in some sweat equity.

What @Jon Neviaser said is pretty spot on. The MFR that stay on the market are usually a little more rough or they are just over priced. Are you ok with 10 units on a piece of land but they are in separate buildings? IE a 4 plex and 2 3plex. I found one of those recently.

@Demetrius Davis Where were you finding your deal previously? MLS... Then maybe it is time to direct market. I live in Utah and our market is hot but has cool a little in the last 3 months. Even though the market has adjusted the direct marketing or distressed sellers need an out. I might avoid the bank stuff and focus on marketing to a certain area in Chicago,

@Dallin D. Hutchinson I grew up in Clearfield and have lived in SLC as of recent. I am a realtor and we focus a lot on NSL to Layton. If I were looking for a buy hold there I would look for stuff in Layton. There is a neighborhood near the Davis Hospital that has some awesome 4 plexs. If you rather do a SFR I would look for a good BRRRR.
