@Elijah F. It looks like that listing is only on their website and they are only selling the mobile home. It is in a mobile home court. So if you buy it then you would have an HOA to rent the land. Redwood is a rough road. There are good properties in the area but that seems very very high for a mobile home in that area, granted it is almost new. I would buy it for an investment. I think there are better deals out there.

@Stephanie Foster Congrats on moving to Utah. This state is rad!!! The slogan in Ogden with the local is "Ogden is awesome." It really is. I grew up around there and cruised the blvd as a kid!! Ogden is a good place to get started because the price points are lower. There are some great deals out there but you have to find them. I work with an investor that does a ton of stuff in Ogden. Ogden is growing and has a very good mayor. The Ogden BDO is now a huge place for outdoor industry business. You can find deals. Just remember, Ogden is rough some times. But I sure do love that place.

I am at the end of making a cash offer for a flip. It will be bought from an estate/trust manager. We want to get a contract signed once we get a verbal agreement. We wont be able to close on the deal for at least 3 months because there are a few things that he needs to take care of in regards to distributing some stuff to recipients. 

Does some one have a contract that I can use to structure this? It also needs a clause so we can sell it to another investor if needed.

I just walked through a home in Layton near highway 89 that is a recent life change lead. We might flip it or wholesale it for a flip. I need to touch base with my partner for that. I think we are going to offer 195k and ARV is around at least 320k. This will be my first flip and I am super nervous.

@Max H. Yes you should easily be able to do a conventional loan with 5% down if you owner occupy it. Talk to a lender.

@Scott Bowles the deals I am seeing are thin. I don't see 1% deals ever. I owned a rental in downtown Salt Lake City that was a 1%er but it was in a bad building and so I sold it last January in order to invest in a multi unit. 

Me and an my partner analyze deals daily. We are looking for multi unit properties and I think we have two that will cash flow. I prioritize cash flow assuming 10% down and typical expenses.

@Matthew Miles I am not entirely sure of your question but in my opinion the BP calculators have everything you need built in. Just be honest and conservative in the numbers you enter and see the results that come out. If the results look good then you can probably make that investment with some piece of mind. 

Any investment you decide to do will have a degree of risk but if you are conservative with your numbers and plan correctly your homework is done.
