@Monica Davies I think the remodel will be a great choice over the long view. Talking to the bank who will do the refi and making sure it fits in their guidelines is important as stated already.

I use Andy and Rick at Title Guarantee in Cottonwood Heights a lot. They do an excellent job.

@Sheena Bohman being out of all personal debt is a great thing to do but when investing there is a careful balance of managing debt to achieve your goals. You should definitely start networking and learning. I bet you find out that some of the debt you have will be ok to continue to carry as you want to invest and other parts of the debt should be totally paid off before starting. You should talk to some investors and or loan officers that can help advise on the topic. 

If you SO just doesn't want to start until debt is paid off then I can understand but that isn't always the best route.

@Rob Hakes an attorney could probably do a lot of it but your and the other side of the transaction will be meeting at the attorneys office a bit to hammer it all out. I agree that a title company isnt going to anything besides get the title work done. So if you dont use an agent you will be working a lot with an attorney.

@Keith Sestak All of those options are great but I agree that you should use the VA loan first while you can. House hack anything at this point and then down the road spread out to more complicated investing.

@Rob Hakes Homie has found some success in Utah. You would imagine with all of the bill boards that they are doing amazing. Some of the reality is that once Homie cant get it done most people hire an agent that can. Selling a home isnt just about getting it on the MLS. I know some die hard for sale by owner FSBO people that skipped homie and went to an agent to get the job done.

Title Guarantee has an office in Layton. They do excellent work. I know Andy who manages the Cottonwood Heights location. They are wonderful to work with.

@Ray Hollins I dont have a rental at the time. I will ask around to a few people. Where are you looking to live long term? Where are you working? Did work bring you to Utah? Like Joe said, warzones are a little different I imagine.

@Max Guerrero Hi Max, I have rentals in Salt Lake City and Sugarhouse. I returns are good. What you are going to find is that returns are slightly better in c or  low b grade neighborhoods. I walked through one yesterday that is priced at 279k and gross rents are 2,800. I was showing this to a potential buyer. Neighborhood for that one is just ok. The duplex is awesome but neighborhood is ok. 

If you want to buy in a A or high B place then the return isnt as good. 

I have a friend that recently got a townhouse in the Lehi area that is pretty new and he is renting that out. I am not sure his return but it rents easy and it has higher end tenants. If you by in that tech corridor you can get some great tenants and you can get new construction type stuff.
