Need advice/help on which route to take for buying a rental. Currently house hacking with 2 roommates but I am looking to purchase my first true rental property.

Hey Trevor! Welcome to BiggerPockets! You're in the right place to learn about real estate investing.  I recommend starting with a turnkey cash flow rental. It’s the simplest way to get a feel of what it is like to be a landlord without going through the hassle of managing rehab projects.
