Kim, Hope that I'm not too late to the party, but if you can send me some pictures and a few details of the construction I might be able to tell you where it came from.

Just outside of Seattle. Great location, with buyers moving into the area. This house will sell fast even at the new higher asking price of $650k.

I will provide more detailed information once an arrangement is made, as agreements are the way to play.

The home is to be provided at $563k, with comps currently in the area at $595k for this 4/3 home.

The arrangement is to provide the current home renter the option to purchase the home at market rate in 2 years, while the home owner (investor) receives a modest yoy coc return for those two years, plus the difference in wholesale and retail amounts as the investment.

If this is agreeable then we can proceed with documents stating these agreements, and further information for your consideration of the home.

Hey David,

It's the usual. About 1,000 mailers will get you about a 1-3% response. What are you looking for?

Then you can expect of that 3% response (30 owners) that you will have about 10 owners meet with your criteria. From which you'll make offers on 1-3 properties, to close 1.

Yep, you have enough money if it is spare money. Keep thinking clear and logical about RE investing.

Best to you!

TM
