Are your worries based on facts or beliefs? 

Investing in RE is just as it is with any other investment, nothing is certain. If your gut tells you not to do it, maybe your focus is elsewhere, and you don't really want to be an RE Investor.

Marketing is a simple matter of using the same tools over and over; direct mailers, phone calls, more direct mailers, post cards, etc. etc.

Build relationships. Get to know the people that matter--or who you'll need in your area--and work your business.

Marketing is what it is. Just do it consistently.

There are numerous lenders out there right now with cash to lend to any type of business, and some without FICO or FICO below 550.

Ask the questions that should be asked of any company like this, and guard yourself.
