@Chris Purcell - It's impossible to time the market. Just have to adjust your investing strategy differently. For instance, I've slowed down on my buy and holds and have focused on wholesaling more. That way it's revenue generated without holding onto an asset. I just allocate more of my funds to gold and silver.

I love the city of Detroit. Not only as a wholesaler, but as someone who has spent a lot of years involved in the community. There has been a lot of changes and a lot of potential for growth. That being said I'm going to sound like a broken record...there are good and bad parts of the city. You have to know those area. If you're looking for stellar returns avoid the super hot areas like downtown, midtown and new center. If you can find a deal then good for you. There is a lot of development, but the prices are staggering and motivated sellers are nill to none. Look for good communities. Streets that have long term neighbors, cut grass, nicely landscaping, kids playing in the streets, etc.. 

The issue I find is that some out of state investors use Google Maps (pin drop) and take a virtual drive of different neighborhoods, but if you look at the date of when it's taken (top left of the screen), some of the areas were photographed in 2013 or earlier. Some of the neighborhoods look completely different now. It helps to find people on the ground and familiar with the areas.

@Eric H. - Multi Families are getting picked up very quickly nowadays in any city. Pontiac, Detroit, suburbs, etc... If you can ever get one under contract lock it up. If you don't want to buy it yourself, lock it up anyways and I might buy it from you or find you a buyer.

Hi @Hitesh Jain. I'm a wholesaler and buyer in Detroit. Those are tough to come by and if someone does have them, they keep them close to the vest because they are rare. If you do come into town contact me. Google "MREI". or "Detroit Renegade REI". I belong to the MREI and they meet on Thursdays (3rd Thursday of every month I think?).

Funny thing about Detroit is that not a lot of people here are buyers, but a lot of my buyers are from out-of-state. Inventory is going fast but people in Michigan are so used to it being on crap end they're missing out!

@Shanae Williams - Taking pictures of abandoned homes works well in areas like Berkley, Royal Oak, Warren, etc.. but you could be doing a lot of research and leg work for small amount of leads. Try direct mail, bandit signs or networking. PM me.
