Hi@Nick Rupcich. I agree with @Todd Douglas. Right now Detroit has a lot of inventory that is going fast! I'm a wholesaler in Oakland, Macomb and Wayne and there are parts of Detroit where the ARV is $85-$100K, but they're selling for $20-30K and sometimes lower. A lot of investors in Michigan stay away from Detroit, but all the out-of-state investors are picking them up like crazy.

But if you were in the suburbs anything in (248) area code like Troy, Rochester, Birmingham, Berkley, Ferndale and Royal oak are HOT. Almost too hot where your margins are smaller, but you'll be able to sell quick because it's so desirable. (586) area code is good too for starter homes in areas like Sterling Heights, Warren, Roseville and Eastpointe. I can't name every city, but that's a little intro.

Hi@Mania Emami. I would say Detroit is definitely a great place to invest because the returns are great, but you have to be familiar with the area and know the ins and outs. Even in an area that is up-and-coming you still will have a street that is bad. You can also work with businesses that specialize in helping out of state owners. PM me and we can talk more.

I have a guy who does hardwood floors, but he is pricey. Amazing work though and completely reliable. I'm glad to give him new business so anybody looking let me know.
