@Vanessa Thomson - Hi Vanessa. I'm not sure if you're still looking to invest in Detroit or not, but I made a YouTube channel specifically to help investors like yourself steer these murky areas in Detroit. There's still risk (obviously), but with someone giving you a heads up on the new areas, you'll be good.

Hey everyone! My name is Emilio. I'm a wholesaler/investor/YouTuber in the Detroit market. I'm expanding to the Memphis market and plan on replicating what I have in the metro Detroit area to the Memphis market. My partner and I are heading there next month and our goal is to meet up with cash buyers, wholesalers, agents, property managers, etc...

We want to provide value to you whether it be to providing inventory, selling your inventory and even provide free education such as presentation on wholesaling, creative financing, private money and so on. Anyone want to meet up?

@Israel Gonzalez what’s up Israel! Number #1 rule for investing in Detroit - zip by zip code, block by block, street by street. Number 2 Rule - get a team or boots on the ground.

When you do come to the city - use the Top Down Method for evaluating a neighborhood if you come to the city. When driving the streets and you see houses, start from the top (Roof) and work your way down. Notice little things like new roof? Fresh plywood on the house? New window stickers? Dumpster in the driveway? Then drive up and down the streets in a certain neighborhood are start counting up all the rehabs you see. Some areas have NO COMPS but tons of rehabs happening. That’s a neighborhood that is ready to explode.

@Peter O. Land contract is very common in Detroit. Having a large deposit is good and $20K is definitely a good deposit (not sure the value of the property though). I’ve bought before on land contract and I’m working on a land contract purchase now. If you want to sell anymore on LC let me know.

You prettt much get upgraded from Landlord to Lender.
