Almost every business has debt. Even businesses that are worth billions of dollars carry debt. It's just important to have cash reserves or a business line of credit for worst case scenarios.

@Justine Scheuher lol I paid my CPA 350 to do taxes for my rental property (a duplex), W2 and both of my stock market brokerage accounts. 1200 seems really expensive!

Dallas just announced they're halting evictions, because of the virus. Luckily, my property is in Ft.Worth. I hope Ft.Worth doesn't follow Dallas.

I used to live Corpus,Christi, TX but moved to DFW to get into real estate investment. I felt that DFW had a more robust job market compared to Corpus. The insurance is also a lot cheaper than Corpus after hurricane Harvey. My question is did you find a lower cost on home owners insurance? The cost I was quoted was 300 a month for single family. I pay 130 a month for insurance on my duplex.

@John Morris Luckily, I live in Texas where we don't have so many regulations. I couldn't imagine having to jump through so many hoops.

@James Wise I made some money doing options trading, which I put some of the towards my 1st rental property. I was just playing with the idea of using the security deposit in dividend paying stocks. I figured I'd ask Biggerpockets before paying my CPA and lawyer for their advice on the matter. I'm always looking for different ways to make money. Legally of course.
