@Yonah Weiss My degree is in Nursing. It's helped a lot with real estate investing. As a nurse I can live almost anywhere and find a job. I had to move from Dallas to Ft.Worth to house hack my first duplex. I was able to find a job close to my rental with no problem. With the pandemic I'm also making a lot more money which I'm saving to buy another rental next year.

You can also go to credit Karma's website and directly dispute anything that pops up on the report.

@Justin Johnson If it's close enough to the local hospital maybe you can rent a unit to travel nurses and physicians. Because of the pandemic hospital's have been hiring more staff and they all need housing.

@Jimmy Lieu when I bought my duplex there was already a tenant in one of the units. My lender counted the rental income towards my DTI. I had no prior experience with rental properties at the time.
