@Elizabeth Park to reducing gardening cost, requires upfront cost. Invest in hardscapes that require less maintenance. If you just quit spending on it the park will look more distressed. Make sure what you are doing makes sense, and you aren't currently being wasteful.

Best of luck!

You are right. It will cost a lot of upfront money to change the lanscaping to save water and gardening. We just don't have enough capital to make that change. There's too much green area.

Hey Elizabeth!

I have a few questions on gardening / operations.

1. What does the current landscaping look like? What all do you need to take care of?

2. Is your property manager cut out to manage that MHP? If you have a good property manager, they should be able to turn that park around as long as you give them general guidelines to operate in. Granted, if you have legacy tenants this could be a big challenge.

3. Who owns the mobile homes? If they are parked owned, you have a little more leverage when it comes to turning tenants over. Tenant owned homes can be a bigger challenge.

Thanks Josh! We have a good property manager. There's just too much grass in the parks. We thought about changing the landscape to save water but it's going to cost too much. Most of the homes are park owned.

Hi!

Is anyone currently using RentRedi? I am having a hard time adding my manager to view what I have set up. Everytime he logs in, nothing is showing. How has been the app for you if you are using it? I'd love to hear your input on RentRedi.

Thank you!

Hi

My husband and I own mobile home parks in Peru. They are distressed and we are working to turn the parks around. We are working on metering each mobile home unit with its own meter. Do you have any advice on an efficient and affordable way to make this happen? We have a property manage who is also a contractor. We also have a big bill with gardening. Any tips on reducing the cost with gardening? Any other advice on running mobile home parks smoothly is appreciated. Thank you!

Hi,

My husband and I own mobile home parks in Indiana. We are located in California and operating through our property manager. We can't find the specific title and information on each mobile home. Where can I find that? We have some that are owned by tenants, while most of them are park owned. Is there a way for me to find the information and get a copy of the title through BMV? I looked at their website and can't seem to find an online service for that. I will be in Indiana next week to look at our parks. Any hep would be appreciated!

My tenants stole our solar panels and the battery. I need to reinstall the solar panels but it's difficult to find someone who will go out to where my property is. It's located in a rural area. There is no electricity. Solar is the only option. Any creative ideas as to who I can reach out to get the solar installed? The property is in Tehachapi, California

awesome! I'll definitely look into that. Thank you so much for sharing! Appreciate it!

This is very helpful! I appreciate your response so much. Thank you!
