Tim Dowden has done a few inspections for me. I’ve appreciated his insight. If you’d like his phone #, welcome to message me.

Awesome! Thanks Julie! Messaging you.

Post: Kokomo, Indiana. Looking for a contractor

Hi!

I am looking for a contractor who will give me an honest quote, finish the job ON TIME, and that communicates well. I've had bad experiences in the past and it's been difficult to find someone who can deliver the three things I described above.

Hi,

I have been trying to get started with Rentredi and had no luck. I added my managers but they are not able to see any of the properties. I have tried everything and spoke with a few of their representatives. They could not figure it out. They said they will get back to me, and haven't hard back. It's been over a month. If Rentredi isn't for me, what other apps are you using? It's been a very frustrating process for me.

I am looking for a honest company to do inspection for a property I am purchasing in Kokomo, IN. Please send me your referrals.

I just came across a property in Victorville that I would like to purchase. The details are below:

Purchases price: $299K

Repair: $10k

ARV: $400k

I am open to flipping this property but also entertaining the idea of doing a midterm rental to cash flow.

What are my options for lending this property quick? I don't have a lot of cash for downpayment.

No W-2

Thank you for your help!

Are you buying the land or is it on a lease?

On a lease

What is the best way to find lending for manufactured homes? I see homes for sale from $35k-100k in Kokomo, Indiana and interested in purchasing to rent out. Any advice is appreciated.

Thank you!

Here how I asses MTR demand:

- Search Furnished Finder's stats

- Seach FF with my city to understand how many units are available vs. booked. If you see a lot of units available it could be a sign of the market being oversupplied.

- Go to indeed and search travel nurse in your city. You'll be able to see the number of open traveling professional positions

I manage 2 units in Terre Haute, Indiana and I am surprised by the amount of demand in the small town.

I am learning that small cities like Terre Haute and Logansport hospitals are all traveling professionals. Thank you for your help!

I would highly suggest networking with other investors but also PROPERTY MANAGERS! These guys would have the intel you need. I do MTR but more so in Indianapolis.

I agree with you! Thank you so much!

I am trying to grow my portfolio and see if Kokomo, Indiana will make sense for MTR.

Furnished Finder, Airbnb by comping out other MTR (you can use pricelabs to make it quicker), or calling the local hospitals and asking them how many traveling professionals they have on a regular basis and if they struggle to find housing.

Thank you for the helpful tip!
