Hi all! So I recently have been thinking about how I can get into contracting. I would like a job in contracting but I'm mainly just looking into getting experience for when I come across my future deals whether im fixing up rentals myself and a friend or two or managing contractors. How would I get into the business and start learning? And would it be possible for someone with no prior experience to get a job in this field?

Hi @Andrew Angerer, Yeah I've never quite understood the appeal to house hacking single family properties. I believe people would find much more use with this as a short term rental strategy or something alike but I would still much rather get a mortgage on a small multifamily which would help with the longevity of the tenants.

@Robert Leonard, I was actually planning on setting aside most of the rent so I won't be blindsided by something random. This is mostly just so I can get my foot in the game and start investing early.

Hello all! I've been living with my mother and she wants to sell her house soon but I convinced her to rent out the house to me after she moves out and I'm planning to lightly rehab the house and rent out the 3 rooms to collage kids since we live near TCU. The monthly payment would be $1,350 to my mom and I was thinking about renting out the rooms for 650 to 850 each which would come out to about 300 after vacancy, repairs, and, cap ex. Any thoughts?

I was hoping to hear that haha. I've actually thought about air bnb but I thought you had to be near tourist type places to make a consistent  profit off of it. Plus I feel like college students would make for 2 to 4 year tenants.

Hello! I'm just starting in real estate as well and I found that I would be in a very similar situation you're in right now with finding a deal that just seems too good to be true. I suggest being as conservative as possible with all of the utilities, rent, rehab costs, and all of that (within reason of course) And I think  physically observing the property is a very good Idea. I would also suggest showing it to other, more experienced people and asking them what they think about it. Again, I'm just starting out as well so my advice probably isn't the be all and end all to your problem. By the way, good job in taking initiative!
