Hi there! So I’ve been thinking about doing a student rental/ house hack hybrid where I rent by the room and live in one room or the living room. One thing I’ve had to keep in mind is a higher turnover rate since I would be dealing with collage kids. How could I budget for this in my analysis other than a higher vacancy rate?

@Steven Wilson So you said to make sure all of my tenants actually attend the college. So could I say something like "Attendees of (college name here) only" without violating fair housing laws?

Hey all! I live near a nursing school and was thinking about doing a house hack \ student rental type of thing where I rent by the room but I was wondering how I would go about advertising the property? And how would I even describe what the situation is to potential tenants?

So I’ve seen a few ads for roofstock and decided to check it out. Has anyone used it as an investment strategy? If so what’s your experience with it?

@Jordan Lucas No problem Jordan! I don’t have much experience in it but from what I have learned it has more moving parts than what an agent has access to. For example if you were dealing with a motivated seller you could get that property under contract for much less than it would originally be sold for and then turn around and sell it to an investor for a profit. So a bunch more freedom in general compared to an agent.

@Jordan Lucas Hey Jordan! I’m 18 myself and while I don’t exactly know much about being an agent, I do know that networking is a tool you’ll have to get used to using (at least from an investors viewpoint). Also have you considered wholesaling as an option?
